CAPITAL PARTNERSHIPS.
We are selectively open to capital partnership arrangements for residential and mixed-use development opportunities across Gold Coast, South East Queensland, Melbourne & Sydney.
Built Form brings the development management capability, builder relationships, procurement discipline and on-the-ground delivery expertise. The right capital partner brings the funding — and confidence that the people leading the project know what they're doing.
What a Built Form capital partnership looks like:
We lead development management and project delivery end-to-end
Structures are agreed on a project-by-project basis - equity, preferred return, profit share or hybrid
We invest our own time and expertise as our primary contribution - skin in the game, not a fee arrangement
We target residential and mixed-use opportunities in the $5M–$50M development cost range
Projects are assessed for site fundamentals, planning pathway, market demand and programme viability before we proceed
We are not a fund and we are not raising capital broadly. We engage with specific capital partners individually, on the right opportunities, structured to align incentives on both sides.

STRATEGIC PARTNERSHIPS.
Built Form is open to a small number of strategic relationships with developers, builders, landowners and professional services firms where there is genuine alignment of capability and opportunity.
Development & Builder Partnerships
We work alongside select developers and builders where our development management, superintendent or consultancy capability fills a gap in their existing team — without competing with their core business.
If you are a builder who needs independent superintendent services for your own projects, a developer who needs senior project management capacity on a specific job, or a professional services firm (legal, finance, accounting) whose clients regularly encounter construction and development challenges - we may be a natural fit.
Select Builder Role Opportunities
Built Form holds a current builder's licence across Queensland and Victoria. In select circumstances - typically where we are already engaged as development manager on a project, or where a strategic relationship warrants it - we will consider taking on the builder role directly.
This is not our primary service offering and we are deliberate about when and where we exercise it. The right opportunity typically involves:
A project where we have existing involvement or deep familiarity
A procurement situation where the market has failed to deliver a credible contractor
A distressed or recovery scenario requiring a trusted, licensed party to step in
A capital partner or developer relationship where vertically integrated delivery is the right structure
We do not tender for general construction work. Builder engagements are undertaken selectively and on our terms.
