Payment Claim Assessment
We assess contractor progress claims against the actual state of the works - not the builder's representation of it. Our builder-side experience means we understand how progress is typically reported, where claims are inflated, and what to look for on site.
Variation Management
Variations are one of the most significant sources of cost overrun and disputes in construction. We assess all variation claims against the contract entitlement - determining whether they are valid, what they are worth, and ensuring they are properly documented and instructed.
What Does A Superintendent Do?
The Superintendent is a contractually defined role under most standard construction contracts in Australia (including AS 4000, AS 4300, HIA and Master Builders contracts). The Superintendent's core responsibility is to administer the contract fairly and impartially - acting as the independent arbiter between the principal (you) and the contractor.
This position is critically distinct from project management - which is about driving your commercial outcome. The Superintendent's role is specifically about ensuring both parties meet their contractual obligations, and that the contract is administered correctly throughout the build.
At Built Form, we regularly perform both roles on the same project. Where we do, we clearly separate our impartial contract administration duties (Superintendent) from our client-side advocacy role (Project Manager) - so all parties understand which role we're performing at every point.
Extensions of Time
We assess extension of time claims with rigour - distinguishing genuine entitlement from opportunistic delay claims, and protecting your programme and your liquidated damages position where applicable.
Defect Direction & Rectification
Built Form undertake rolling defect identification during construction in addition to Practical Completion, to ensure close out in the most efficient manner.
We direct their rectification, and ensure the contractor's defects liability obligations are properly enforced. We do not allow defects to be buried under practical completion pressure.
Financier & Bank Superintendent Reporting
For projects with construction finance, we provide independent progress reporting to lenders and mortgagees — assessing the state of the works, validating progress draws, and flagging any risks or concerns with the independent clarity financiers require.
This service is particularly relevant to private lenders, non-bank lenders and funds who require independent eyes on a project before releasing each progress draw.
